Do you own a prime retail location that you'd like to rent to a proven retail brand?

A UK retail franchisor is seeking to secure such sites to assist the launch of a new wave of franchisees.

'Taking in to consideration the general downturn in retail sales at present, coupled with increased competition, identifying the ideal location is vital,' says a company spokesperson.

'We have identified approximately 30 available territories within the UK and will match these to the current level of new franchise enquiries. This will enable us to provide a maximum top 10 hit list.'

The company's requirements are for retail areas covering between 3,000 to 4,000 square feet, with approximately 10 per cent required for storage, offices, kitchen and toilets, and approximately 10 to 12 parking spaces. 'We are budgeting between £10 to £15 per square foot, but will consider up to £20 per square foot for good positions in retail parks where prime retailers such as electrical goods, food and home improvements are established,' adds the spokesperson. 'We are also interested in secondary sites such as car show rooms provided they are situated on a busy main road or within a short distance of a motorway. Other desirables are good signage availability, ceiling height in excess of 11ft and a square or rectangular shape with minimal columns. Ideally, the retail area should be on one floor, although the 10 per cent devoted to offices, storage and toilets, can be situated on another level.

The company behind the concept is a European Master Franchisee corporation of a US brand, and has been operating in the UK and Europe for 15 years. The brand has also been established in Ireland, France, Italy, Portugal, the Netherlands, Finland and Iceland. Re-fit time is estimated at 10 weeks, and the management of the European Master company has already visited the UK to gain a better understanding of the property market.
